How can I choose my accommodation?

You can view all of our available accommodation online to find a suitable property. To arrange an inspection you will need to make an appointment with our office in advance or attend one of our prescribed open home times. Appointments are available during Monday to Friday. You can contact our friendly staff via email or phone to make this booking.

Do I have to pay a deposit when I am approved for a property?

Yes, a holding deposit equal to 2 weeks rent is payable within 24 hours of being approved.

Is the holding deposit refundable?

No, the holding deposit is to reserve the property for you and we will not accept any other applications and stop advertising once we receive your deposit. When you take up the tenancy this deposit will be converted to your first two weeks rent.

Do I have to pay bond? and how much is it?

Yes, the bond is 4 x the rent which is payable to our office. From there we send these monies to the Residential Tenancies Authority (Government) within 10 days. At the end of the tenancy if there is no damage and the property is clean (as per your entry report), this will be refunded to you.

How do I pay my rent?

Payment of rent can be made via eftpos, Cheque or Ezidebit – this is a service that we offer that will automatically transfer your rent to us on the due date so you are never in arrears. This can be done weekly or 2-weekly. There is a once off $20 setup fee – then you don’t have to think about it again – except to ensure you have funds available when they do the transfer.

What is included in my room / rental agreement?

Each bedroom includes a bed, wardrobe, study desk and chair. Common areas are fully furnished and kitchens are equipped with cooking and dining utensils. Linen is not provided in most of our properties however we do sell Linen Packs at very affordable prices – please pre-order these so we have enough in stock when you arrive. Your rental agreement also includes internet, utilities (gas, water & electricity).

How and where do I collect my keys?

Keys can be collected from our office at 8/90 Vulture Street, West End on the date your lease begins. Contact should be made with our office at least the day before moving in to arrange a suitable time for everything to be organised and ready to go for you.

Are there any House Rules that apply?

House Rules do apply for all of our Student Accommodation – a copy of these can be found here. You will be provided with a copy of these prior to making your deposit payment and these also form part of your lease agreement.

Is there a pickup service from the airport?

No, we do not provide that service however you can contact your university for such arrangements.

Is smoking allowed in the property or rooms?

Smoking is not allowed anywhere inside the property under any circumstance. If you are a smoker, please do so on the balcony or outside the house. You must respect your neighbours as not everyone is a smoker.

What do I do if maintenance is required at my property?

You will need to complete the Maintenance Request Form which can be found here. One of our staff will be in contact with you shortly after.

How do I end my lease?

You will need to provide the correct notice in writing to our office when your lease is ending. The lease will not end unless either the agent or tenant provides notice in writing to end the tenancy. Please contact our office regarding the correct notice periods and forms that need to be completed.

Can I leave early?

Yes, however as you have signed a legal binding contract you will still need to adhere to the conditions of your lease until a new tenant can be found. There may be extra fees including a break lease fee, extra advertising and rent up until the date a new tenant can take on the lease.
