Property Approval Deposit
Upon approval of a tenancy with us, a holding deposit equal to two weeks rent in advance is required within 24 hours. When you move into the property this will be converted to your first two weeks rent.
Security Bond (government regulation)
For all tenancies regardless of accommodation type, you are required to pay a security bond equal to 4 weeks rent. The monies will be paid by us to the Rental Bond Authority (Australian Government) within 10 days. At the end of the tenancy, these funds will be refunded to you provided the property is as per your entry report, of course with fair wear and tear considered.
Break lease fee
In the event you need to vacate the property before your lease end date you will need to break your lease agreement. There is a break lease fee of 1 weeks rent + GST that is to be paid to the office before we commence advertising for a new tenant on your behalf. You will also be responsible for the rent up until the date a new tenant can take over the lease or the lease agreement expires.
Our manage fees are generally an all-inclusive package. The only extra fee you will pay is the Let Fee and lodgement fees (at cost) from QCAT or Council (if required). our management fee varies depending if your property is a standard rental or student accommodation.
Change of tenant or room
Should you wish to add a new person to your lease agreement or you wish to move rooms (subject to approval from the owner and availability), you will incur a $150 admin fee, payable upfront.
Should you require linen for your room, please contact our office so we can arrange a linen pack for you. This includes a mattress protector, pillow, comforter blanket, sheets and pillow case, towel and soap. Linen packs are available for $70 (subject to availability).
